Updated: November 2026 | Dubai Livin Property Research
Emaar South is one of the main master-planned communities in Dubai South. It’s built around an 18-hole championship golf course, with apartments, townhouses, parks and neighbourhood retail.
Right now, Emaar’s newest Emaar South releases (Golf Fields, Golf Vale and Golf Trails) were launched with advertised starting prices of roughly AED 1.09 million to AED 1.26 million. Most come with an 80/20 payment plan and handover dates in 2030.
The community sits close to Al Maktoum International Airport (Dubai World Central) and within reach of Expo City Dubai, in the city’s fast-growing southern corridor.
But the big question is: is Emaar South a good place to buy in 2026?
If you want a golf-community home at a lower entry price than central Dubai, or you work around Dubai South, Expo City or the airport, Emaar South deserves a closer look.
Of course, there are things to weigh up: the commute to central Dubai, how long construction will take, and how many more homes the masterplan will add before your unit is ready.
In this guide, I’ll walk you through Emaar South’s location, prices, payment plans, what buyers have actually paid, rental potential, risks and the current projects, so you can decide whether it suits you.
What is Emaar South?
Emaar South is a master-planned residential community developed by Emaar Properties within Dubai South.
Emaar’s published masterplan includes approximately 22,700 residential units, 25 neighbourhood parks and around 53,000 square metres of planned retail and dining space.
The community is centred on an 18-hole championship golf course, with a clubhouse and driving range. Earlier phases are already completed and lived in, while the newest golf-facing releases are still off-plan.
The current off-plan projects are registered to Emaar Dubai South DWC LLC, the Emaar entity behind the community.

Where is Emaar South located?
Emaar South is located in Dubai South, next to the Al Maktoum International Airport (DWC) zone and within reach of Expo City Dubai.
It’s part of Dubai’s southern development corridor, where aviation, logistics, commercial and residential projects are growing side by side.
Emaar identifies Sheikh Mohammed Bin Zayed Road (E311) as a key connection to the wider city. Bayut and Chestertons also identify access through Emirates Road (E611). These are wider road-network connections, not a claim that every project has its own direct highway exit; check the route from your specific building.
Driving times to Downtown Dubai, Dubai Marina and other districts depend heavily on traffic and your route. Check your real commute at the hours you’d actually travel.
Why does Emaar South’s location matter?
1. Access to Al Maktoum International Airport
Dubai is undertaking a major expansion of Al Maktoum International Airport.
Dubai Airports’ published expansion plan, announced in April 2024, targets capacity for 150 million passengers annually within the following decade, eventually rising to 260 million. These are planned capacities, not current passenger numbers. The operator’s overview does not commit to a precise opening year, so do not assume the expanded airport will be operational when a home due in 2030 is handed over.
This could bring jobs and demand to Dubai South over time, but airport growth does not guarantee higher prices or rents in Emaar South.
2. Proximity to Expo City Dubai
Expo City Dubai is an emerging residential, commercial and events destination in the same southern corridor.
Its continued development may make nearby communities more attractive to people who work there.
However, judge proximity using real driving routes rather than marketing distances.
3. Access to major highways
Emaar South’s position near E611 and E311 connects it to the wider Dubai road network.
This suits residents who travel across the south and west of the city.
Buyers who work in central or northern Dubai should test the daily commute before committing.
4. A golf-community residential environment
Unlike dense apartment districts such as Business Bay or Downtown Dubai, Emaar South is built around fairways, parks and low- to mid-rise buildings.
This may appeal to families and buyers who want a quieter setting.
Not every unit has a golf-course view, though, so confirm the actual outlook of the unit you’re offered.
What projects are available at Emaar South in 2026?
The Emaar South off-plan releases reviewed by Dubai Livin are Golf Fields, Golf Vale and Golf Trails. This is an editorial selection, not a complete list of all available Emaar South projects.
All three offer apartments plus a small number of townhouses, but their registration dates, unit counts and completion dates differ.

Golf Fields at Emaar South
Golf Fields is an off-plan release of apartments and townhouses within the golf community.
The DLD project registry identifies Golf Fields under project number 4415, with 181 registered units, registered on 27 February 2026.
Dubai Data’s DLD-derived registry records a declared completion date of 28 February 2030, while an Emaar-branded fact sheet hosted by Mitchell’s Commercial Realty schedules the final 20% payment at 100% construction completion in September 2030. Other portals market Q1 2030, so confirm the contractual handover date directly with Emaar rather than treating these dates as interchangeable.

Golf Vale at Emaar South
Golf Vale offers one- to three-bedroom apartments and three-bedroom townhouses with golf-course and landscaped views.

How much do homes at Emaar South cost?
Emaar launched its current Emaar South releases from approximately AED 1.09 million to AED 1.26 million.
However, those figures were launch entry prices. When we checked in November 2026, the cheapest available Golf Vale and Golf Trails units displayed on Emaar’s site started at around AED 1.9–2.0 million, mostly two- and three-bedroom apartments.
What you’ll pay depends on the unit type, size, floor, view, position in the community and what’s left in inventory.
What have buyers actually paid at Emaar South?
Registered property sales provide additional context.
Dubai Data’s analysis of DLD records reports the following project-level figures:
| Project | Registered sales | Median transaction price | Median AED/sq ft |
|---|---|---|---|
| Golf Fields | 181 (August 2026) | AED 1.61 million | 1,580 |
| Golf Vale | 238 (April–September 2026) | AED 1.56 million | 1,663 |
| Golf Trails | 90 (August–September 2026) | AED 1.29 million | 1,709 |
Source: Dubai Data, DLD-derived transactions through September 2026. Golf Fields sales cover August alone, Golf Vale April–September, and Golf Trails August–September; these are not equivalent sales periods. Different unit mixes also limit comparisons. These medians are not current developer asking prices.
The differences look meaningful, but the figures need careful interpretation.
Is Golf Trails cheaper than Golf Fields and Golf Vale?
Golf Trails recorded the lowest overall median sale price of the three.
However, it also recorded the highest median price per square foot.
That suggests its sales so far were weighted toward smaller units, not that equivalent homes are cheaper there.
A fair comparison needs the same bedroom count, similar size, floor, view and payment terms.
Does a higher registered sale price mean a better investment?
Not necessarily.
A higher sale price could reflect a larger apartment, a townhouse, a better view or a different mix of units sold.
It does not automatically mean stronger capital growth.
Likewise, the gap between a launch price and a registered median should not be read as price appreciation, because the figures measure different things.
Should buyers compare price per square foot?
Yes, but compare like with like.
For example, Golf Fields’ one-bedroom median was about AED 1,561 per sq ft, while Golf Vale’s was about AED 1,679, but Golf Fields’ median one-bedroom was also larger (about 792 sq ft vs 676 sq ft).
For Emaar South, buyers should request:
- the unit’s net saleable area (and plot area for townhouses);
- the floor and view;
- recent registered sales of the same unit type in the same project;
- the full payment schedule.
Only then can you make a reliable like-for-like price comparison.
What is the Emaar South payment plan?
Published materials support an 80/20 structure for Golf Fields, Golf Vale and Golf Trails: 10% on booking, 70% during construction and 20% on completion. The Golf Fields and Golf Vale schedules were checked in Emaar-branded PDFs hosted by a broker; the Golf Trails split is reported by a broker and was not independently confirmed in an original developer payment-plan document. These are published marketing schedules, not a current unit-specific offer.
Check the latest official payment schedule for the specific unit you’re interested in, since instalment dates and percentages can vary.
Example: Buying an apartment for AED 1.26 million
Assuming a 10/70/20 payment arrangement:
| Payment stage | Percentage | Amount |
|---|---|---|
| Booking | 10% | AED 126,000 |
| During construction | 70% | AED 882,000 |
| At completion | 20% | AED 252,000 |
| Total | 100% | AED 1,260,000 |
This is an illustrative calculation, not a current quotation for an available unit.
So, how much do you actually need to pay upfront?
Besides the booking payment, budget for the Dubai Land Department’s 4% registration fee and related costs.
On an AED 1.26 million purchase, a 10% booking (AED 126,000) plus the 4% DLD fee (AED 50,400) comes to roughly AED 176,400 before admin charges. See our full guide to DLD fees in Dubai.
Is the 80/20 payment plan suitable for investors?
It spreads payments over construction, which helps cash flow.
But you’ll have paid around 80% before you can live in or rent out the unit, so plan how you’ll fund the instalments with no rental income.
When will Emaar South projects be completed?
Emaar South is being developed in phases, and earlier phases are already completed and occupied.
Dubai Data’s DLD-derived registry records declared completion dates of 28 February 2030 for Golf Fields, 31 March 2030 for Golf Vale and 31 October 2030 for Golf Trails. The published Emaar-branded schedules give September 2030 for Golf Fields and an estimated March 2030 for Golf Vale; a broker reports Q4 2030 handover for Golf Trails. Registry dates, estimated construction completion and contractual handover are different measures; confirm the current Sale and Purchase Agreement dates with Emaar.
Check the contractual handover date and delay clauses in your Sale and Purchase Agreement.
What is the construction status of Emaar South projects?
Dubai Data’s DLD-derived records, with data through 29 October 2026, show Golf Fields, Golf Vale and Golf Trails as Active and 0% complete at their last recorded inspections. Golf Fields’ latest dated inspection is 6 August 2026, and the recorded construction-start date for both Golf Fields and Golf Vale is 5 April 2026. Golf Trails’ construction-start field reads 9 November 2026, a future date when checked on 8 November; this is not evidence that work has already started. These historical inspection figures do not establish current site progress or that work has stopped.
These are historical records, not live updates. Ask for the latest official construction report and verify the project status with DLD before you commit.
What amenities are available at Emaar South?
The community’s main draw is its 18-hole championship golf course, clubhouse and driving range.
The masterplan also includes around 25 neighbourhood parks and approximately 53,000 square metres of retail and dining, alongside pools, play areas and fitness facilities within individual projects.
What makes the golf-community concept different?
Most Dubai apartment districts are built around towers and malls. Emaar South is built around open fairways and green space, which shapes daily life: quieter streets, more outdoor space and fewer high-rises.
Do golf views increase property value?
They can attract a premium, but not every unit enjoys them.
Check what comparable units with and without golf views have actually sold for before paying extra.
Is Emaar South a good investment in 2026?
Emaar South has real strengths, but whether it suits you depends on price, unit choice and your goals.
Reasons buyers may consider Emaar South
1. Emaar’s master-development experience
Emaar is behind established communities such as Downtown Dubai, Dubai Hills Estate and Dubai Creek Harbour, which gives buyers a track record to examine.
2. Lower entry prices than central Dubai
Launch prices from around AED 1.1–1.3 million are well below typical new launches in central waterfront districts, opening the door to more first-time and mid-budget buyers.
3. An established golf community
Unlike brand-new masterplans, parts of Emaar South are already built and lived in, so you can visit, see the finished product and check real rents.
4. Location within southern Dubai
The airport expansion and Expo City Dubai could support long-term demand, but infrastructure growth doesn’t guarantee price gains.
What are the investment risks?
1. Construction and completion risk
Current releases are due in 2030. Delays could affect your move-in, rental or finance plans.
2. Distance from central Dubai
Commutes to Downtown, Business Bay or Dubai Marina are long at peak times, which may limit appeal to some tenants.
3. Future residential competition
With around 22,700 units planned, more phases will compete for buyers and tenants as they complete.
4. Rental market uncertainty
Rents from older Emaar South buildings are a guide, but they may not match what new units achieve in 2030.
5. Community development timeline
Some planned retail, parks and nearby infrastructure may take years to finish.
6. Resale liquidity
Selling before handover depends on demand, pricing, developer rules and transfer costs. Don’t buy purely to flip.
What rental returns could Emaar South generate?
The current off-plan releases have no rental track record yet.
However, completed Emaar South buildings do have rental contracts, which give a starting point for scenarios.
For example, our Golf Fields review used Bayut’s DLD-based rental data showing an average one-bedroom rent of about AED 60,976 a year in a completed nearby building. At a purchase price of AED 1.26 million, that implies roughly 4.8% gross yield.
How should investors estimate rental income?
Start with completed, comparable apartments in Emaar South.
Then consider:
- unit size, floor and view;
- service charges;
- vacancy periods and leasing costs;
- how much new supply will complete at the same time.
Gross rental yield is calculated as:
Annual rental income ÷ Property purchase price × 100
But gross yield isn’t your actual return after expenses. For the new releases, any yield is a scenario, not a result.
Is Emaar South better suited to rental income or capital appreciation?
It depends on your purchase price and how the southern corridor develops.
Lower entry prices can help gross yields, while capital growth depends on airport, Expo City and job growth arriving as planned. Neither is guaranteed.
Emaar South vs The Heights vs The Valley by Emaar
If you’re looking at Emaar South, you might also compare it with The Heights and The Valley, two other Emaar communities outside central Dubai.
Each has a different focus. If you want a villa, see our guide to The Heights by Emaar.
| Factor | Emaar South | The Heights | The Valley |
|---|---|---|---|
| Primary positioning | Golf-community living in Dubai South | Wellness-oriented luxury villa community | Family-oriented residential community |
| Featured property focus | Apartments and townhouses | Villas | Villas and townhouses |
| Lifestyle emphasis | Golf, parks, airport-corridor convenience | Wellness and outdoor recreation | Family facilities and green spaces |
| Best comparison approach | Similar apartments by size and view | Similar villas and plots | Similar townhouse or villa configurations |
These are positioning differences, not investment rankings.
For example, The Heights targets a much higher budget, with villas advertised from AED 6 million.
The Valley may suit buyers who want a townhouse along the Dubai–Al Ain Road.
To compare properly, look at specific units, prices, sizes, payment plans, completion dates and rental demand.
Who should consider buying at Emaar South?
Families planning a long-term home
If you want a green, golf-community setting at a mid-range budget, Emaar South could fit. Check schools, commute times and what’s open today.
Long-term apartment investors
Lower entry prices and an established community make it worth considering for long-term holds. Focus on unit pricing, views and future supply.
Buyers seeking immediate rental income
The current off-plan releases won’t produce rent until 2030. A completed unit in an earlier Emaar South phase may suit you better.
Buyers intending to resell before completion
Study developer resale rules, demand and transfer costs carefully. Several similar projects are selling at the same time, which adds competition.
What should buyers check before purchasing at Emaar South?
Before you reserve a unit, double-check:
- the project’s DLD registration and escrow account;
- the contractual completion date and delay clauses;
- the exact unit size, floor, view and position relative to the golf course;
- the full payment schedule and any post-handover terms;
- estimated service charges;
- registered sale prices for the same unit type;
- service charges in Dubai for comparable buildings.
It’s also smart to compare what similar units have actually sold for, rather than trusting headline starting prices.
Final verdict: Is Emaar South worth buying?
If you want an Emaar golf-community home at a lower price than central Dubai, Emaar South is one of the more established options in the southern corridor.
It offers Emaar’s track record, a finished golf course and earlier phases that are already lived in.
Golf Fields, Golf Vale and Golf Trails also recorded strong sales activity in 2026.
Weigh these against the commute, the 2030 completion dates and the amount of new supply still to come.
Emaar South could be a solid pick for long-term buyers, but value comes down to the specific unit and price.
Compare Golf Fields, Golf Vale and Golf Trails side by side, unit by unit, before you decide.
If you’re investing, choose a well-priced unit with features future tenants and buyers will actually want.
