Updated: 5 November 2026 | Dubai Livin Property Research
Golf Trails by Emaar is a new off-plan project in Emaar South, Dubai,
offering a mix of one-, two-, and three-bedroom apartments, plus some
three-bedroom townhouses. What really stands out is its spot right next
to the Emaar South championship golf course, the clubhouse, and the
driving range. The homes feature a modern design, and plans include
plenty of recreational spaces, too.
Emaar first advertised Golf Trails with a starting price of AED 1.25
million, but if you check their Emaar South website now, you’ll see
available homes starting from around AED 1.91 million. That’s because
the current listings are for different apartment types and whatever’s
left in their inventory.
They’re offering an 80/20 payment plan, with handover expected in the
last quarter of 2030.
But is Golf Trails actually a smart investment in Dubai? Let’s dig
in.
If you’re a long-term investor who loves the idea of living in a
golf-focused Emaar community, Golf Trails might catch your eye. But
here’s something to watch out for: some apartment types are selling for
more per square foot than similar places in Golf Fields
or Golf
Vale, which are also part of Emaar South.
Whether that higher price is worth it really comes down to factors
like the apartment’s location, what you can see from your window, the
layout, the price, and what you might be able to rent it for in the
future.
In this guide, I’ll walk you through Golf Trails’ prices, payment
plan, recent sales, construction timeline, location, and the rental
returns you might expect. I’ll also compare it with other Emaar South
projects so you can see how it stacks up.
What is Golf Trails by Emaar?
Golf Trails is a new off-plan project by Emaar Properties, located
within Emaar South, one of Dubai South’s major master-planned
communities.
You’ll find a mix of mid-rise apartments and a handful of
three-bedroom townhouses here.
What sets Golf Trails apart is its proximity to the 18-hole
championship golf course, the clubhouse, and the driving range.
Instead of focusing only on what’s inside the homes, Golf Trails
creates a golf community vibe with landscaped views, shared spaces to
relax, and easy access to everything else Emaar South has to offer.

What
makes Golf Trails different from other Emaar South projects?
What really makes Golf Trails stand out is how close it is to the
golf clubhouse and driving range.
Emaar South contains several residential projects built around the
wider golf community, including Golf Fields, Golf Vale, Golf Meadow and
Golf Hills.
Even though all these projects are part of the same master community,
they’re not all in the same spot within Emaar South.
So if you’re thinking about Golf Trails, it’s worth checking out
exactly where your apartment is and how close it is to the golf
facilities, instead of just assuming every Emaar South project feels the
same.
For example, an apartment with a view of the fairways might attract a
different kind of buyer than one that looks out onto another building or
a landscaped courtyard.
The big question is: do the location and view make it worth paying
more than similar apartments in the area?
Where is Golf Trails
located in Dubai?
Golf Trails sits within Emaar South, a large residential community in
Dubai South.
It’s close to Al Maktoum International Airport and not far from Expo
City Dubai, with good road links to the rest of the city.
Plus, it’s right by the championship golf course, the clubhouse, and
the driving range.
So if you love outdoor activities, golf living, and green
surroundings, this place could be right up your alley.
Why does
Golf Trails’ location matter for investors?
When you’re thinking about location, consider two things: where Golf
Trails sits within Emaar South, and how that fits into the bigger
picture of Dubai South.
1. Proximity to the golf
clubhouse
Golf Trails is situated near the Emaar South Golf Clubhouse and
Driving Range.
If you actually use the golf facilities, living this close could make
your daily routine much easier.
Just make sure to check how far your building really is from the
clubhouse and driving range, since walking distances can vary.
2. Access to Al
Maktoum International Airport
Emaar South sits within the wider development corridor around Al
Maktoum International Airport.
Dubai is undertaking a major airport expansion, with the first major
new phase targeted to begin operating in the early 2030s.
Dubai Airports stated in September 2026 that the initial major
expansion phase is planned to provide capacity for approximately 150
million passengers annually.
The airport’s eventual planned capacity is approximately 260 million
passengers per year.
All this new airport infrastructure could mean more jobs and business
activity in Dubai South over time.
But just because the airport is expanding doesn’t mean property
prices or rental income in Emaar South will necessarily go up.
Whether demand for homes actually rises will depend on things like
where people work, how easy it is to get around, what families want, and
how many new homes are built.
3. Access to Expo City Dubai
Expo City Dubai is another significant destination in the southern
Dubai development corridor.
All the business, residential, and event activity there is helping
the whole area grow.
If you’re planning to live in Golf Trails, it’s a good idea to think
about your daily commute to work, school, and anywhere else you go
often.
4. The wider Emaar South
master community
Emaar’s big plan for the area includes about 22,700 homes, 25 parks,
and 53,000 square metres of shops and restaurants.
Keep in mind these numbers are for the whole masterplan, so not
everything will be ready when Golf Trails is finished.
This big development is both an opportunity and a risk for
investors.
On one hand, more parks and shops could make Emaar South a nicer
place to live. On the other, all those new homes might mean more
competition if you’re looking to rent out or sell your property
later.
Is Golf Trails close to
central Dubai?
Golf Trails is in the southern part of Dubai, not in the main
business districts.
It could be a great spot if you work near Dubai South, Expo City, or
the airport.
But if you need to get to Downtown Dubai, Business Bay, Dubai Marina,
or anywhere up north, consider how long the commute will take and what
it’ll cost.
Travel times can change a lot depending on traffic, so it’s smart to
check your usual route during the hours you’d actually be driving.
If you’re planning to live there yourself, the location’s convenience
might matter more than whether it’s the best investment on paper.
How much does
Golf Trails by Emaar cost in 2026?
Emaar’s headline starting price for Golf Trails is AED 1.25
million.
But when I checked the Emaar South website on 5 November 2026, 17
Golf Trails units were available, starting from AED 1,906,888.
At that time, all available homes were either two- or three-bedroom
apartments.
That’s important, because if you’re looking for the lowest price, you
might think one-bedroom apartments are still up for grabs at the
original amount—but that might not be true.
So don’t be surprised if that’s not the case.
Golf Trails
starting price vs current prices.
| Price category | Amount |
|---|---|
| Emaar advertised project starting price | AED 1,250,000 |
| Lowest publicly displayed available price | AED 1,906,888 |
| Median registered sale price | AED 1,290,000 |
| Median registered price per sq ft | AED 1,709 |
Sources: Emaar and Dubai Data. The registered transaction median
covers completed reporting months through September 2026; current
advertised inventory was checked in November 2026.
Just a heads up: these numbers don’t show direct price
appreciation.
That original starting price is really just a marketing figure for
the entry-level units.
What’s available now depends on which units the developer is listing
when you look.
The registered sales cover apartments of all different sizes,
layouts, and price points.
If you want to know if Golf Trails is good value, you really have to
compare the actual apartments, not just the headline prices.
What
have buyers actually paid for Golf Trails apartments?
Registered property transactions can give us a clearer picture of
what people are actually paying for Golf Trails homes.
According to Dubai Data’s analysis of Dubai Land Department records,
Golf Trails recorded 90 registered sales in August and September
2026.
These transactions had a combined registered value of approximately
AED 143.13 million.
The median sale price was AED 1.29 million, while the overall median
price per square foot was AED 1,709.
Golf Trails registered
sales by bedroom.
| Property type | Registered sales | Median price | Median AED/sq ft | Median size |
|---|---|---|---|---|
| 1-bedroom apartment | 54 | AED 1.26M | 1,707 | 738 sq ft |
| 2-bedroom apartment | 36 | AED 2.05M | 1,859 | 1,175 sq ft |
Source: Dubai Data, DLD-derived registered transactions through
September 2026. Medians are calculated independently for each measure
and may not reconcile when divided.
These numbers offer a few interesting takeaways.
Are
one-bedroom apartments the cheapest option at Golf Trails?
One-bedroom apartments had a median sale price of AED 1.26
million.
The typical size was about 738 square feet, and the median price per
square foot was AED 1,707.
These one-beds made up 54 out of the 90 sales during that time.
That’s why the overall median sale price for Golf Trails is pretty
close to the one-bedroom median.
Basically, those one-bedroom sales pull down the overall median.
So it doesn’t really show what you’d pay for a typical two-bedroom
place.
How much
do two-bedroom apartments cost at Golf Trails?
For two-bedroom apartments, the median sale price was about AED 2.05
million.
The typical size was 1,175 square feet, with a median price per
square foot of AED 1,859.
Of course, individual sales prices varied quite a bit.
Take September 2026, for instance: some two-bedroom apartments
changed hands for around AED 1.79 million, while others went for over
AED 2.4 million.
And get this—some of those apartments were about the same size.
So clearly, price isn’t just about square footage.
Things like which floor you’re on, which way your windows face, the
view, and even where your apartment sits in the building can all affect
what you end up paying.
If you’re thinking of buying, ask for the exact floor plan and
compare the price with similar recent sales before you decide.
Are
three-bedroom apartments and townhouses available?
Emaar advertises three-bedroom apartments and three-bedroom
townhouses at Golf Trails.
However, the completed-month transaction dataset reviewed here
doesn’t provide enough registered three-bedroom sales to establish a
reliable median for that category.
So if you’re eyeing a three-bedroom, it makes more sense to look at
current developer prices and similar properties instead of relying on a
rough average that doesn’t tell the whole story.
And don’t forget—townhouses are a different beast from apartments,
with their own layouts, entrances, outdoor spaces, and even the types of
buyers they attract.
What is the Golf Trails
payment plan?
Golf Trails is marketed with an 80/20 payment plan.
Third-party project documentation reproducing the developer’s
schedule describes the payments as:
- 10% upon booking
- 70% during construction
- 20% upon handover
The construction-stage portion is described as seven further
instalments of 10%, including scheduled and construction-milestone
payments.
It’s always a good idea to get the latest payment plan straight from
the developer, since instalment dates and contract details can
shift.
Golf Trails payment plan
example
Consider a Golf Trails apartment priced at AED 1,906,888, the lowest
publicly displayed available price when this article was prepared.
Under the reported 10/70/20 structure:
| Payment stage | Percentage | Amount |
|---|---|---|
| Booking | 10% | AED 190,688.80 |
| During construction | 70% | AED 1,334,821.60 |
| On handover | 20% | AED 381,377.60 |
| Total | 100% | AED 1,906,888 |
Illustrative calculation. The amount is based on a publicly
advertised price and a reported payment structure, not an individualised
developer quotation.
How much
money do you need upfront to buy Golf Trails?
Besides the booking fee, don’t forget about the Dubai Land Department
registration and a few other costs that come with buying.
Dubai’s standard property sale registration fee is 4% of the purchase
price.
Depending on your agreement, you might be the one paying this fee—so
don’t just assume the developer will cover it.
Assuming the buyer pays the full 4% fee:
| Cost | Amount |
|---|---|
| Illustrative 10% booking payment | AED 190,688.80 |
| 4% DLD registration fee | AED 76,275.52 |
| Combined initial amount | AED 266,964.32 |
This excludes other applicable administrative and processing
charges.
To be safe, get the exact reservation amount in writing.
Is an 80/20
payment plan suitable for investors?
An 80/20 structure enables buyers to pay the purchase price over the
construction period.
However, it also means most of the property’s cost becomes payable
before rental income is available.
For an apartment costing AED 1,906,888, the buyer would have
committed about AED 1.53 million toward the purchase price before the
final 20% payment is due.
This is particularly important for investors relying on future
savings, investment proceeds or mortgage financing.
It’s smart to have a plan for every payment, even if the market takes
a turn for the worse.
When will Golf Trails be
completed?
Golf Trails is associated with a fourth-quarter 2030 completion
timeframe.
The DLD-derived project register lists 31 October 2030 as the
declared completion date.
Third-party project marketing materials also describe handover in Q4
2030.
These dates should be distinguished from the contractual handover
commitment in the Sale and Purchase Agreement.
Check your agreement for the official handover date, any possible
extensions, and what happens if there are delays.
What is the
construction status of Golf Trails?
Golf Trails was registered with the Dubai Land Department on 7 July
2026.
The DLD-derived register lists 9 November 2026 as the construction
start date.
As of this article’s update on 5 November 2026, that registered start
date is still in the future.
The latest identified project inspection, conducted on 1 July 2026,
recorded 0% certified construction completion.
| Construction detail | Recorded information |
|---|---|
| DLD registration date | 7 July 2026 |
| Last identified inspection | 1 July 2026 |
| Completion at that inspection | 0% |
| Registered construction start date | 9 November 2026 |
| Declared completion date | 31 October 2030 |
| Project status | Active |
Source: DLD-derived project registration and inspection
records.
But remember, these numbers only make sense in the bigger
picture.
A 0% inspection at the very start doesn’t automatically mean there’s
a delay.
And just because there’s a registered start date doesn’t mean the
building work has actually kicked off yet.
If you’re serious about buying, ask for the latest official progress
update before you commit.
Is Golf
Trails registered with Dubai Land Department?
Yes. Golf Trails is listed as an active project under DLD project
number 4523.
The registry identifies Emaar Dubai South DWC LLC as the registered
developer and First Abu Dhabi Bank as the escrow bank.
Double-check the project’s registration and escrow payment details
through official DLD channels.
Only make payments once you’ve confirmed the instructions are legit
and match your contract.
What amenities
will Golf Trails residents have?
Golf Trails is designed around golf-oriented residential living and
shared recreational facilities.
Emaar’s published project information identifies:
- Adult swimming pool
- Children’s swimming pool
- Children’s play area
- Fully equipped gym
- Multipurpose room
- Access to the wider golf-course setting
- Nearby golf clubhouse and driving range
- Community facilities within Emaar South
The podium-level facilities give residents plenty of spots to relax,
exercise, or hang out with neighbours—all without leaving the
building.
Does Golf Trails
have direct golf-course views?
Emaar positions Golf Trails around its relationship with the golf
course and surrounding landscaped areas.
But keep in mind, not every apartment gets the same view.
It’s worth checking out which way the building faces, where your
apartment sits, what floor it’s on, and what’s planned nearby.
If you’re paying extra for a golf view, make sure it’s really worth
it compared to other similar units.
Will amenities affect
service charges?
Shared amenities require ongoing management, maintenance and
replacement.
These costs may be reflected in annual service
charges.
Before you buy, ask for the latest service charge estimate and factor
it in when you’re crunching the numbers on rental returns.
Just because a place has great facilities doesn’t mean you’ll get a
better rental yield—sometimes those perks come with higher running
costs.
What rental yield
could Golf Trails generate?
Golf Trails is an off-plan development and does not yet have an
established rental history.
Therefore, it is not possible to calculate an actual project-level
rental yield.
However, completed apartments in Emaar South provide useful
benchmarks for estimating possible rental scenarios.
One relevant comparison is Golf Views, an existing residential
development within the same master community.
According to Bayut’s Dubai Land Department-based rental data, the
average registered annual rents for Golf Views included
approximately:
| Apartment type | Average annual registered rent |
|---|---|
| 1-bedroom | AED 60,976 |
| 2-bedroom | AED 79,546 |
| 3-bedroom | AED 111,466 |
Source: Bayut’s DLD-based rental transaction information,
reviewed November 2026. These are historical Golf Views rents, not Golf
Trails forecasts.
Golf Trails
one-bedroom rental yield example
Suppose an investor purchased a one-bedroom Golf Trails apartment for
AED 1.26 million, approximately the median registered price in the
reviewed transaction dataset.
If the property eventually generated AED 60,976 in annual rent, the
illustrative gross yield would be:
Gross rental yield = Annual rent ÷ Purchase price ×
100
AED 60,976 ÷ AED 1,260,000 × 100 = approximately 4.8% gross
yield.
This is just a math example using a current rental benchmark from a
different development.
It’s not a prediction of what Golf Trails will actually rent for once
it’s finished.
Golf Trails
two-bedroom rental yield example
Now consider a two-bedroom apartment purchased for AED 2.05 million,
approximately the registered median for that bedroom type.
Using AED 79,546 as a hypothetical annual rent:
AED 79,546 ÷ AED 2,050,000 × 100 = approximately 3.9% gross
yield.
This shows how much the price you pay can shape your investment
returns.
How could different
rents affect the yield?
For a two-bedroom Golf Trails apartment purchased at AED 2.05
million:
| Hypothetical annual rent | Gross rental yield |
|---|---|
| AED 70,000 | 3.4% |
| AED 80,000 | 3.9% |
| AED 90,000 | 4.4% |
| AED 100,000 | 4.9% |
These are illustrative scenarios, not projected rental prices.
What could reduce the
net rental yield?
An investor must account for several expenses that are excluded from
gross yield calculations:
- Annual service charges
- Maintenance and repairs
- Vacancy periods
- Property management fees
- Leasing commissions
- Financing costs, where applicable
- Other ownership expenses
Don’t forget to factor in transaction costs and when you’ll make
those construction payments when you’re working out your total
return.
Will
the airport expansion increase Golf Trails rental returns?
The expansion of Al Maktoum International Airport may contribute to
employment and economic activity across Dubai South.
However, the impact on residential rents will depend on the type of
jobs created, where employees choose to live and how much additional
housing is delivered.
Emaar South contains a substantial pipeline of new developments.
More demand may be balanced by more new homes, so it’s best not to
base your whole investment case on the airport expansion alone.
Golf
Trails vs Golf Fields vs Golf Vale: Which offers better value?
Golf Trails, Golf Fields and Golf Vale are three Emaar residential
developments located within the Emaar South master community.
All three offer golf-oriented residential living, but their apartment
sizes, registered prices, and locations within the community differ.
Registered transaction
comparison
| Metric | Golf Trails | Golf Fields | Golf Vale |
|---|---|---|---|
| Registered sales | 90 | 181 | 238 |
| Overall median price | AED 1.29M | AED 1.61M | AED 1.56M |
| Overall median AED/sq ft | 1,709 | 1,580 | 1,663 |
| 1BR median price | AED 1.26M | AED 1.26M | AED 1.15M |
| 1BR median size | 738 sq ft | 792 sq ft | 676 sq ft |
| 1BR median AED/sq ft | 1,707 | 1,561 | 1,679 |
| 2BR median price | AED 2.05M | AED 1.96M | AED 1.67M |
| 2BR median size | 1,175 sq ft | 1,280 sq ft | 993 sq ft |
| 2BR median AED/sq ft | 1,859 | 1,541 | 1,607 |
Sources: Dubai Data’s DLD-derived registered sales. Golf Trails
transactions cover August–September 2026; Golf Fields transactions cover
August 2026; Golf Vale covers a longer 2026 registration period.
Differences in unit mix, registration dates and specifications limit
direct comparability.
Is Golf Trails
more expensive than Golf Fields?
For two-bedroom apartments, Golf Trails recorded a median price of
AED 1,859 per square foot compared with AED 1,541 per square foot at
Golf Fields.
This represents a difference of approximately 21% between the
historical medians.
But before we jump to conclusions, it’s worth noting that these two
sets of apartments aren’t exactly apples-to-apples.
Things like floor area, the floor the apartment is on, the layout,
the view, and a bunch of other details can all differ.
So, just because Golf Trails comes in higher on price, that doesn’t
automatically mean it’s overpriced.
It’s about figuring out whether the specific apartment you’re looking
at offers something extra that makes the higher price worth it.
Is Golf Trails
more expensive than Golf Vale?
Golf Trails’ two-bedroom median price per square foot was also higher
than Golf Vale’s registered median of AED 1,607.
However, Golf Vale’s median two-bedroom apartment was smaller, at
approximately 993 square feet compared with 1,175 square feet at Golf
Trails.
That’s why it helps to look at both the total price and the price per
square foot, so you get the full picture.
Sometimes, paying a bit more for a bigger place with a layout or
location you love makes sense.
Which project is
better for rental investment?
There isn’t enough completed rental evidence to determine which of
these three off-plan projects will deliver the highest net rental yield
after handover.
Investors should compare the actual available units using:
- Purchase price
- Apartment size and layout
- Floor level and views
- Handover timeline
- Service charge estimate
- Realistic future rental scenarios
- Expected tenant profile
A lower price tag doesn’t always mean you’ll get a better rental
yield.
And just because something costs more per square foot, that doesn’t
always mean the view or the fact that it’s a newer launch makes up for
it.
The best way to make a smart investment here is to compare the actual
apartments, not just the project names.
Is Golf
Trails by Emaar a good investment in 2026?
Golf Trails could be a good fit if you want to be part of Emaar South
for the long haul, but whether it’s right for you depends on your goals
and the deal you’re getting.
Reasons buyers may
consider Golf Trails
1. Emaar’s
experience in developing master communities
Emaar has delivered several established residential communities in
Dubai.
Its development history provides buyers with examples of completed
projects and master-community environments.
Still, it’s always smart to look at each new project on its own
merits.
2. Positioning near the
golf clubhouse
Golf Trails’ location near the golf clubhouse and driving range may
appeal to residents who value the golf-community lifestyle.
This feature could help distinguish the project from some other
residential buildings in Emaar South.
Of course, how much this matters depends on factors like the view,
which way your apartment faces, and how easy it is to get around.
3. Exposure to
Dubai South’s long-term development
Golf Trails sits in a region receiving substantial infrastructure and
commercial investment.
The expansion of Al Maktoum International Airport and ongoing
development around Expo City Dubai may support the area’s growth.
That said, no one can predict future returns with certainty.
4. Selection of apartment
sizes
Golf Trails offers apartments from one to three bedrooms, alongside
townhouse options.
So, whether you’re working with a certain budget or have specific
living needs (or even a tenant in mind), there’s probably something here
for you.
5. Staged payment structure
The reported 80/20 payment plan lets buyers spread payments across
the development period.
Just keep in mind, though, that this is more about how you pay than
about making extra money from your investment.
What are the
risks of investing in Golf Trails?
1. Construction-stage
uncertainty
Golf Trails is an off-plan property.
Its registered construction start date is 9 November 2026, and the
available inspection data reflects an early development stage.
It’s a good idea to prepare for possible delays and watch official
updates as things progress.
2. Pricing relative to
competing projects
Registered two-bedroom prices per square foot at Golf Trails were
higher than the corresponding medians at Golf Fields and Golf Vale.
Ask yourself if the apartment you’re eyeing really offers something
special that makes the higher price worth it.
3. Future apartment supply
Emaar South is continuing to expand.
As more buildings pop up, competition could increase for both
landlords and sellers.
4. Rental market uncertainty
Golf Trails’ future rents are not yet established.
Rental prices you see today might look very different by 2030.
5. Cash-flow requirements
An 80/20 payment plan requires the buyer to fund most of the purchase
price before the property produces rental income.
6. Off-plan resale conditions
Selling before completion may be subject to developer requirements,
contractual restrictions and market demand.
So don’t count on flipping your apartment early for a profit.
Who should consider
buying Golf Trails?
Long-term property investors
Golf Trails could work well if you’re in it for the long run and
you’re okay with making payments during construction and waiting until
it’s finished before you see any rental income.
If that’s you, it’s smart to compare what you’ll pay and what you
might earn with other properties.
Buyers seeking a
golf-community lifestyle
If you love the idea of green spaces, golf facilities, and living a
bit away from the city’s busiest spots, Golf Trails might be right up
your alley.
Just double-check the view and exact location of the apartment you’re
considering.
Families planning to move in
2030
Families might like Golf Trails for its different apartment layouts
and the promise of new amenities.
It’s also worth considering your commute, how close schools and
healthcare are, and when everything will actually be ready.
Investors seeking
immediate rental income
If you need rental income right away, Golf Trails probably isn’t the
best fit since it’s still being built.
You might want to look at a finished apartment in Emaar South
instead.
Short-term investors
If you’re thinking about selling before the project is done, make
sure you understand the rules for transferring ownership and the risks
if the market shifts.
Holding for a short time might not give you enough room to cover your
costs or ride out market bumps.
Golf Trails
vs a completed apartment in Emaar South
Buying off-plan and buying something that’s already built are two
very different experiences, both financially and practically.
| Factor | Golf Trails | Completed apartment |
|---|---|---|
| Occupancy | After completion | Potentially immediate |
| Rental income | After handover | Potentially available sooner |
| Payment structure | Construction instalments | Depends on seller and financing |
| Physical inspection | Plans and construction updates | Finished apartment can be inspected |
| Rental history | Not yet established | Existing transaction evidence |
| Construction risk | Present | Main construction already completed |
| Service charges | May require estimates | Existing charges can be checked |
Golf Trails could be a great pick if you like the idea of something
brand new and you’re okay with waiting a bit longer.
But if you want to move in right away, start earning rent, or know
exactly what your costs will be, a finished apartment might make more
sense.
At the end of the day, it’s about the whole investment, not just
whether the place is shiny and new.
What
should buyers check before purchasing Golf Trails?
Before you put your name down for a Golf Trails apartment, make sure
you’ve checked the latest project documents and know exactly what you’re
signing up for.
Golf Trails buyer checklist
- Current prices: Obtain the official developer price list and confirm
available units. - Floor plan: Review the apartment’s layout, usable area and balcony
configuration. - Orientation: Confirm whether the apartment faces the golf course,
surrounding residential buildings or another part of the community. - Registered transactions: Compare the asking price with similar
apartments using price-per-square-foot data. - Payment plan: Request the latest developer-issued instalment
schedule. - Handover date: Verify the contractual completion and handover
provisions. - Construction progress: Check the most recent official inspection and
developer construction updates. - Escrow information: Confirm the project’s registration and
authorised payment instructions. - Service charges: Obtain the latest available estimate of ongoing
property expenses. - Resale conditions: Understand the contractual rules for transferring
the property before completion.
It’s also smart to run the numbers for both rental and resale, to see
how things might play out if things don’t go perfectly.
Even if a project looks great on paper and comes from a big-name
developer, it can still be a bad deal if the price is just too high.
Final verdict: Is
Golf Trails worth buying?
If you’re after a golf-focused home in Emaar South and you’re okay
with waiting until 2030, Golf Trails is definitely worth a closer
look.
Its main attractions include its proximity to the golf clubhouse and
driving range, access to the wider Emaar South community, and Dubai
South’s potential long-term development.
But here’s the thing: the transaction data does raise some big
questions about pricing.
Two-bedroom apartments at Golf Trails recorded a higher median price
per square foot than similar bedroom categories at Golf Fields and Golf
Vale.
That doesn’t mean Golf Trails is a bad investment, but it does mean
you’ll want to look closely at what you’re actually getting for the
extra money.
At the end of the day, what matters most is the price you pay, what
the apartment actually offers, your payment plan, and what you can
realistically expect to earn in rent down the line.
Golf Trails could be a solid long-term pick if you find an apartment
that’s good value, but it’s always smart to compare options before you
commit. Our guide to buying
property in Dubai walks through the process.
Things like the project name, the developer’s reputation, and even
the future airport expansion are all helpful to keep in mind when you’re
weighing up an investment, but they’re not the whole story. They should
support your decision-making, not replace it.
