Golf Vale by Emaar at Emaar South: Prices, Payment Plan & Investment Review (2026)

Updated: 4 November 2026 | Dubai Livin Property Research

Golf Vale by Emaar is one of the new off-plan projects in Emaar
South, Dubai, offering a mix of one-, two-, and three-bedroom
apartments, plus some three-bedroom townhouses. It launched in 2026 and
offers golf-course views, modern amenities, and a front-row seat to the
growth happening in Dubai’s southern corridor.

When Golf Vale first launched, Emaar advertised apartments starting
at AED 1.09 million. But if you check their official website now, you’ll
see available units starting from AED 1,987,888. It’s a good reminder
that launch prices and what you’ll actually pay today can be very
different.

The payment plan is the usual 80/20 split, and they’re aiming to hand
over the keys in the first quarter of 2030.

Is Golf Vale a good
investment?

Golf Vale could be interesting if you’re looking for a long-term spot
in Emaar South, especially if you like the idea of living in a golf
community or want to be close to the new airport and all the development
happening there. Of course, whether it’s a good investment really comes
down to what you pay, which apartment you pick, how much rental demand
there will be, and how many other new homes pop up before you actually
get the keys.

In this guide, I’ll walk you through Golf Vale’s prices, payment
plan, location, what buyers have paid so far, potential rental returns,
and risks to keep in mind. Hopefully, this helps you decide whether it’s
the right fit.

What is Golf Vale by Emaar?

Golf Vale is an off-plan residential development by Emaar Properties
within Emaar South, a master-planned residential community in Dubai
South.

You’ll find apartments here from one to three bedrooms, plus some
three-bedroom townhouses if you need a bit more space.

The whole idea is to give you golf-course views, lots of green space,
shared leisure areas, and easy access to everything else in Emaar
South.

Unlike some projects that feel isolated, Golf Vale is part of a
bigger community with finished homes, a proper golf course, and more
developments on the way.

Where is Golf Vale located?

Golf Vale is in Emaar South, a master-planned community in Dubai
South. It’s close to Al Maktoum International Airport and not too far
from Expo City Dubai.

This area is part of Dubai’s southern growth corridor, where you’ll
see new homes, aviation projects, logistics hubs, and commercial spaces
all coming up.

Emaar South is built around an 18-hole championship golf course, with
neighbourhoods, parks, and plenty of shops and cafes to support the
community.

What makes Emaar
South an attractive location?

1. Proximity to
Al Maktoum International Airport

One of Emaar South’s most significant long-term location advantages
is its proximity to Al Maktoum International Airport, also known as
Dubai World Central (DWC).

Dubai is undertaking a major airport expansion intended to increase
passenger capacity and support the development of the surrounding
aviation and logistics economy.

In September 2026, Dubai Airports indicated that the first major
expansion phase was on track for the early 2030s, with capacity planned
for 150 million passengers annually. The airport’s eventual planned
capacity is approximately 260 million passengers.

All this airport expansion could mean more jobs and more people
wanting to live in Dubai South down the line.

But just because the airport is growing doesn’t guarantee apartment
prices or rents will shoot up. It really depends on when new jobs
arrive, where they’re based, and how the area develops.

2. Access to Expo City Dubai

Expo City Dubai is another important destination within the southern
Dubai development corridor.

The area includes a mix of commercial, residential, and event spaces,
all adding to the buzz and growth.

If you’re thinking about buying in Golf Vale, ask yourself whether
the location will make your daily commute and access to amenities easy
once everything is finished.

3. Established
golf-community setting

Emaar South is all about that championship golf course and a
neighbourhood vibe built around green spaces and places to relax.

That’s a big plus if you’d rather live somewhere less crowded than
Dubai’s busier central neighbourhoods.

Apartments with great golf-course views might cost more than those
without, but it’s always smart to check what similar homes have actually
sold for before paying a premium.

4. Long-term community
development

Emaar’s published community masterplan includes approximately 22,700
residential units, 25 neighbourhood parks and 53,000 square metres of
planned retail and dining space.

Keep in mind, these numbers are about the overall masterplan, not
necessarily what will be ready when Golf Vale is handed over.

That’s important because while new community features can make life
more convenient, they also mean more homes competing for tenants and
buyers.

Is Emaar South a good place
to live?

Emaar South could be a good fit if you like landscaped surroundings,
want to be near the southern Dubai job hubs, and prefer a quieter place
to live.

But whether it works for you really depends on your daily
routine.

Before you buy, think about where you work, how you’ll get there,
schools, shopping, and how you’ll get around day to day.

If your family works mostly in central or northern Dubai, your
experience will be pretty different from someone who’s based near Expo
City or the airport.

How much does
Golf Vale by Emaar cost in 2026?

Golf Vale’s launch price was advertised at AED 1.09 million.

But that’s just the entry price they used for marketing, not what
you’ll actually pay if you’re buying now.

When I checked Emaar’s website on 4 November 2026, 10 Golf Vale units
were available, starting from AED 1,987,888, and only two- and
three-bedroom options were listed.

Golf Vale launch
price vs current availability

Pricing category Amount
Original advertised starting price AED 1,090,000
Lowest currently displayed available price AED 1,987,888
Overall registered transaction median Approximately AED 1,560,000

It’s worth noting that these three numbers actually measure different
things.

The advertised starting price represents the project’s initial
marketing position.

The current available price reflects the developer’s publicly
displayed inventory at the time of checking.

The registered transaction median represents the midpoint of
historical property sales, including units of different sizes and
configurations.

Just because the numbers are different doesn’t mean prices have
definitely gone up by a certain percentage. The units left now might
just be bigger or more expensive than what was on offer at launch.

That’s why it’s smart to compare what’s available now with past sales
for the same type of apartment, similar size, and other key details.

What
have buyers actually paid for Golf Vale apartments?

Dubai Land Department transaction data is a handy way to gauge what
people have actually paid for Golf Vale homes.

According to Dubai Data’s DLD-derived records, 238 Golf Vale sales
were registered during the completed reporting period through September
2026.

So far, the median sale price has been about AED 1.56 million, or AED
1,663 per square foot.

Golf Vale registered
prices by bedroom

Apartment type Registered sales Median price Median AED/sq ft
1-bedroom 117 AED 1.15M 1,679
2-bedroom 116 AED 1.67M 1,607
3-bedroom 5 AED 3.40M 1,972

Source: Dubai Data, based on DLD-registered transactions through
September 2026. Three-bedroom figures are based on a small sample.
Recorded apartment prices are not confirmed current developer
offers.

A few interesting things stand out in these transactions.

Are one-bedroom
apartments cheaper at Golf Vale?

One-bedroom apartments have sold for a median price of around AED
1.15 million.

But interestingly, the price per square foot was actually higher than
for the two-bedroom units.

So, while one-bedroom apartments cost less overall, they didn’t
necessarily offer the lowest price per square foot.

If you’re thinking as an investor, it’s not just about the total
price. You’ll want to balance size, price, potential rent, and how easy
it’ll be to sell later.

Do two-bedroom
apartments offer better value?

Two-bedroom apartments had a median price of about AED 1.67 million,
or AED 1,607 per square foot.

That’s actually lower per square foot than the one-bedrooms.

Two-beds might be more attractive to couples, families, or anyone
needing extra space, but that doesn’t automatically make them a better
investment.

It depends on whether tenants are willing to pay enough extra rent
for that second bedroom to offset the higher purchase price.

What about three-bedroom
apartments?

For three-bedroom apartments, the median sale price was about AED
3.40 million.

But the data includes only five sales, so it’s a small sample.

That’s not really enough to draw strong conclusions about prices or
investment returns for all three-bedroom layouts.

If you’re considering a three-bedroom, it’s worth digging up more
specific sales data before deciding what it’s really worth.

What is the Golf
Vale by Emaar payment plan?

Golf Vale comes with the typical 80/20 payment plan.

That means you pay 10% when you book, 70% in instalments during
construction, and the last 20% when you get the keys.

This setup spreads your payments over the full construction
period.

If you’re thinking about buying, ask the developer for the latest
payment schedule. Instalment dates, milestones, and charges can change
from one release or contract to another, so it’s always good to
double-check.

Golf Vale payment plan
example

Let’s take a look at a property priced at AED 1,987,888, which was
the lowest price Emaar had listed when I checked for this review.

Payment stage Percentage Approximate amount
Booking 10% AED 198,789
During construction 70% AED 1,391,522
Upon handover 20% AED 397,578
Total purchase price 100% AED 1,987,888

This is just an example based on the 80/20 payment plan. I’ve rounded
the numbers and left out extra costs you might run into when buying.

How much money do
you need to book Golf Vale?

Besides the booking payment, don’t forget about the Dubai Land
Department registration fees and any other charges that might pop
up.

Usually, the DLD charges a 4% registration fee on the purchase price,
but who pays it depends on what the buyer and seller agree. For the full
breakdown, see DLD
fees in Dubai
.

If you’re covering the full 4% fee yourself, here’s what your upfront
commitment might look like for a property at AED 1,987,888:

Item Estimated amount
10% booking payment AED 198,789
4% DLD fee AED 79,516
Combined initial amount AED 278,304

Keep in mind, this doesn’t include other admin or registration fees
you might need to pay.

It’s always a good idea to double-check the exact amounts and payment
dates before you sign anything.

Is the 80/20
payment plan good for investors?

The 80/20 payment plan can make things easier by letting you spread
out your payments over a few years, instead of paying everything
upfront.

But keep in mind, you’ll still need to pay a big chunk of the price
before you can start earning any rental income from the apartment.

If you’re planning to use a future mortgage or sell another property
to finish paying, having enough cash on hand becomes even more
important.

It’s worth thinking about how you’d handle the remaining payments if
lending rules change, prices drop, or the project takes longer than
expected.

When will Golf Vale
by Emaar be completed?

Golf Vale is marketed with an expected handover in the first quarter
of 2030.

The DLD-derived project record identifies 31 March 2030 as the
declared completion date.

The project was registered with DLD on 27 February 2026, and the
registry records a construction start date of 5 April 2026.

These dates give you a sense of how the project is expected to
progress over time.

Just remember, the completion date listed in the registry isn’t
always the same as the date you’ll actually get the keys.

Check the delivery details in Emaar’s Sale and Purchase Agreement
before you commit.

What is Golf Vale’s
construction status?

The DLD-derived project record shows 0% completion at its last
recorded technical inspection.

That number is just from the last inspection, so it might not reflect
what’s happening on site right now.

Inspections aren’t updated constantly, so don’t assume the published
percentage means construction has stopped.

Before you buy, ask for an up-to-date construction report and check
the project’s registration and escrow info with official sources.

What amenities
will Golf Vale residents have?

Golf Vale is designed around shared leisure facilities, landscaped
outdoor areas and golf-inspired surroundings.

According to Emaar’s published project information, planned amenities
include:

  • Adult swimming pool
  • Children’s swimming pool
  • Splash pad
  • Children’s play area
  • Padel court
  • Event lawn
  • Barbecue area
  • Table tennis area
  • Indoor and outdoor yoga spaces
  • Indoor and outdoor gym facilities

If you love having leisure and recreation options right where you
live, these amenities might be a big plus.

But if you’re thinking as an investor, it’s also worth considering
how these amenities might affect your ongoing costs.

Things like pools, landscaping, and shared spaces all add to the
regular expenses you’ll need to budget for.

So, the building’s service
charges
will play a big role when you’re figuring out your actual
rental income.

What rental
returns could Golf Vale generate?

Golf Vale has not yet reached handover, so the project has no
established rental history.

Any rental yield you see right now is just an estimate.

However, existing apartment buildings in Emaar South indicate the
rental market Golf Vale may eventually enter.

For example, Golf Views is an existing residential development within
Emaar South.

According to Bayut’s DLD-based rental transaction data, one-bedroom
apartments in Golf Views averaged about AED 60,976 annually, while
two-bedroom apartments averaged about AED 79,546 over the reported
period.

These numbers give you a ballpark idea, but Golf Vale’s actual rents
could be higher or lower once it’s finished.

Golf Vale
two-bedroom rental yield example

Assume an investor purchases a Golf Vale two-bedroom apartment for
AED 1,987,888.

Here’s a quick look at how the gross rental yield could change
depending on what the future rent turns out to be.

Annual rent Illustrative gross yield
AED 70,000 3.5%
AED 80,000 4.0%
AED 90,000 4.5%

The calculation is:

Gross rental yield = Annual rental income ÷ Purchase price ×
100

At AED 80,000 annual rent:

AED 80,000 ÷ AED 1,987,888 × 100 = approximately 4.0% gross
yield.

Just to be clear, this isn’t a prediction—just an example to show how
the numbers work.

It shows how the purchase price affects the return you might get at
different rent levels.

What affects the net rental
yield?

A gross yield calculation excludes several expenses, including:

  • Annual service charges
  • Property maintenance
  • Vacancy periods
  • Property management fees
  • Leasing commissions
  • Insurance and other ownership expenses
  • Financing costs, where applicable

For example, if your property brings in AED 80,000 a year, your net
yield will be lower once you subtract all the running costs.

It’s a good idea to get a realistic estimate of service charges and
work through a few different rental scenarios before you decide.

Could Golf Vale
rents increase after handover?

Rental demand in Emaar South could change as Dubai South develops and
additional infrastructure becomes operational.

The expansion of Al Maktoum International Airport and the wider
southern Dubai employment corridor may influence future housing
requirements.

But with more new homes coming up, landlords could face more
competition too.

So, don’t rely on future rent increases alone to make any price seem
like a sure thing.

Golf
Vale vs Golf Fields: Which Emaar South project offers better value?

Golf Vale and Golf Fields are both Emaar residential developments in
Emaar South, with golf-oriented surroundings and similar apartment
configurations.

Since both projects are in the same community, their registered sale
prices can show how each stacks up.

Registered price comparison

Metric Golf Vale Golf Fields
Overall median transaction price AED 1.56M AED 1.61M
Overall median price/sq ft AED 1,663 AED 1,580
1-bedroom median price/sq ft AED 1,679 AED 1,561
2-bedroom median price/sq ft AED 1,607 AED 1,541

Source: Dubai Data, DLD-derived registered sales. Golf Vale
figures cover completed reporting months through September 2026; Golf
Fields figures are based on its available August 2026 transaction
cohort. These are historical medians from different samples, not live
inventory comparisons.

From these records, Golf Vale’s one- and two-bedroom apartments had
higher median prices per square foot compared to Golf Fields.

But that doesn’t automatically mean Golf Fields is the better
deal.

There are lots of other factors to consider, like apartment layout,
size, floor, view, and more.

For example, Golf Fields’ median two-bedroom apartment was larger
than Golf Vale’s.

All of this means the total price can vary a lot, so it’s not always
easy to compare the two projects directly.

What should buyers compare?

An investor choosing between Golf Vale and Golf Fields should
consider:

  • Purchase price: What is the actual price of the
    specific available apartment?
  • Apartment size: How much usable space does the
    buyer receive?
  • Floor and view: Is the apartment golf-facing,
park-facing, or oriented towards another part of the community?
  • Payment plan: How much capital is required, and
    when?
  • Handover: When is the apartment expected to become
    available for occupancy or rental?
  • Rental prospects: Which layout is more likely to
meet tenant demand at a sustainable rental price?

The right choice really comes down to the specific apartment and what
you’re looking for, not just the project name.

Is Golf Vale by
Emaar a good investment in 2026?

Golf Vale has some features that could be great for long-term
investors, but there are also risks you shouldn’t ignore.

Reasons to consider Golf
Vale

1. An established master
developer

Emaar developed Golf Vale, a company with an extensive portfolio of
completed residential communities in Dubai.

That experience can be helpful when you’re looking at how the whole
community is designed and how it’s grown over time.

Still, it’s important to evaluate this project on its own merits.

2. A
developing residential and employment corridor

Emaar South is located near Al Maktoum International Airport and Expo
City Dubai.

More infrastructure investment could make the area even more
appealing to live in.

But it’s hard to say for sure how these changes will affect property
values.

3. Golf-oriented residential
living

If you enjoy outdoor recreation and open views, the golf-course
setting and landscaped spaces could be a real draw.

Of course, how much people value these features can depend on the
type of property and who’s buying.

4. Different apartment sizes

With different apartment types, you’ve got a few options to match
your budget and lifestyle.

A one-bedroom might be perfect if you’re on your own or a couple,
while two- or three-bedroom places could work better for families.

It really comes down to whether the extra space will bring in enough
rent or resale value to make the higher price worth it.

What are the risks of
buying Golf Vale?

1. Off-plan delivery
uncertainty

Since Golf Vale is still being built, you’ll need to wait until it’s
finished before you can move in or rent it out.

Construction delays could throw off your plans and affect your cash
flow.

2. Additional residential
supply

Emaar South contains several new apartment and townhouse
developments.

With more homes coming online, landlords and sellers may face more
competition than before.

3. Rental yield uncertainty

The rents you see today in finished Emaar South buildings might not
be what you can expect from Golf Vale in 2030.

So, don’t fall into the trap of thinking today’s rental numbers are a
sure thing for the future.

4. Price sensitivity

If you pay more upfront, you’ll need higher rent or a better resale
price down the line to get the same return.

That’s why picking the right unit and negotiating the price really
matters.

5. Transport and
commuting considerations

Emaar South is handy if you’re already living or working in southern
Dubai, but if your job’s on the other side of town, those longer
commutes might make it less attractive.

6. Liquidity before completion

Selling an off-plan apartment isn’t always straightforward.
Restrictions, developer approvals, or simply not enough buyers when you
want to sell can make it difficult.

Clarify these rules before you plan to sell early.

Who should consider buying
Golf Vale?

Long-term property investors

Golf Vale could be a good fit if you can stick with the payment plan,
wait for the building to finish, and hold your apartment while the
neighbourhood grows around it.

If that sounds like you, keep your eyes on the entry price, who might
want to rent in the future, and what kind of returns you could actually
get.

End-users planning to move
in 2030

If you’re thinking of moving in once it’s ready, you might really
enjoy the golf community vibe and all the shared amenities.

But don’t forget to check out the practical stuff too, like schools,
your commute, and where you’ll get your daily essentials.

Buyers seeking immediate
rental income

Golf Vale isn’t the right pick if you need rental income right away,
since it’s still under construction.

In that case, you might be better off looking at a ready apartment in
Emaar South.

Short-term investors

If you’re hoping to sell before handover, dig into the project’s
transfer rules, any fees, and what the resale market actually looks
like.

Short-term gains aren’t guaranteed, and it’s risky to assume you can
exit an off-plan investment whenever you want.

Should
you buy Golf Vale or a ready apartment in Emaar South?

Golf Vale lets you buy a brand-new apartment with payments spread out
over time.

On the other hand, a finished apartment comes with its own perks.

Factor Golf Vale Ready Emaar South apartment
Occupancy Expected after completion Potentially immediate
Rental income Only after handover Potentially available sooner
Payment structure Construction instalments Depends on seller and financing
Property inspection Plans and progress reports Physical apartment inspection
Rental history Not yet available Existing market evidence
Construction risk Present Main building already completed

If getting rental income right away is your top priority, a ready
apartment might be the way to go.

But if you’re after something brand new and you’re okay with waiting
a bit longer, Golf Vale could be a solid alternative.

Ultimately, your decision should come down to total cost, how you’ll
finance it, what you expect to earn, and your options for selling later
on.

What should you
check before buying Golf Vale?

Before you lock in a Golf Vale apartment, review the latest developer
documents and double-check the details for your chosen unit.

Golf Vale buyer checklist

  1. Current availability: Confirm which apartments
remain available and their latest prices.
  2. Apartment configuration: Review floor plans, usable
    area, balconies and room dimensions.
  3. Price comparison: Check the asking price per square
    foot against comparable registered transactions.
  4. Payment obligations: Obtain the latest official
    instalment schedule.
  5. Handover terms: Review the contractual completion
    date and delay provisions.
  6. Construction progress: Request the latest official
    development update.
  7. Service charges: Obtain the expected annual
    ownership expenses.
  8. Resale conditions: Confirm whether and when
    off-plan transfers are permitted.
  9. Project registration: Verify the development and
escrow details through official Dubai Land Department services.
  10. Financial fit: Make sure you’d still be comfortable
with the purchase even if rents or resale prices aren’t as high as you
    hope.

These checks matter even more if the remaining units are priced much
higher than what was advertised at launch.

Final verdict: Is Golf
Vale worth buying?

If you’re looking at off-plan options in Emaar South and don’t mind
waiting until 2030, Golf Vale is definitely worth a closer look.

The big draws are Emaar’s track record, the golf-focused community,
the planned amenities, and its proximity to Dubai’s growing airport and
logistics hub.

But remember, the best investment case comes down to the price you
pay for your actual apartment, not just the location or the developer’s
name.

Looking at what other buyers have actually paid and checking rental
data from finished buildings can give you a clearer picture of what to
expect.

At the same time, don’t forget about the risks: delays, cash you’ll
need to commit during construction, and competition from other new
projects.

Golf Vale could be a solid long-term investment if the price is
right, but it’s smart to compare it with other Emaar South options
before you decide.
