These Terms of Use (“Terms”) govern your access to and use of www.dubailivin.com (the “Site”), operated by Dubai Livin (“we”, “us”, “our”).

1. What Dubai Livin is

Dubai Livin is an independent resident-written guide to living in Dubai, choosing where to live, and renting or buying a home. It also covers related topics such as money, visas, daily life and travel.

2. Not financial, legal or real-estate advice

Content on the Site is for general information only. It is not:

• legal advice;
• financial, tax or investment advice;
• regulated real-estate brokerage advice;
• a substitute for advice from a RERA-licensed broker, mortgage adviser, lawyer, accountant or other qualified professional.

Property rules, fees, mortgage loan-to-value caps, visa criteria and market prices change. Always verify figures with the Dubai Land Department (DLD), the Real Estate Regulatory Agency (RERA), the Central Bank of the UAE, the Federal Authority for Identity, Citizenship, Customs & Port Security (ICP), your bank and a licensed adviser before you act.

Nothing on the Site is an offer to sell property or arrange finance.

3. Accuracy and updates

We aim to keep guides accurate and dated. We do not warrant that every figure, fee, deadline or third-party detail is complete or current at the moment you read it. Check the “Last updated” or “Last verified” line on each article where shown.

4. Affiliate and commercial disclosure

Dubai Livin uses affiliate links. When you click an affiliate link and later buy a product, open an account or complete another qualifying action, we may earn a commission from the merchant or affiliate network.

Commissions never change our editorial verdicts. We do not rank, recommend or omit options because of commission size. Sponsored or paid-partner content, when used, is labelled as such. Commercial partners do not rewrite our risk warnings or force favourable conclusions.

Affiliate clicks may set third-party cookies or similar tracking so the referral can be attributed. Details are in our Privacy Policy. How we keep commercial relationships separate from editorial judgement is also set out in the Editorial Policy.

5. Accounts, forms and newsletter

If you submit a contact form, comment or newsletter signup, you must provide accurate information and not impersonate others. You must not use forms to spam, scrape or abuse the Site. Newsletter processing is described in the Privacy Policy.

6. Acceptable use

You must not:

• copy, scrape or republish substantial Site content without permission;
• introduce malware or attempt to break security;
• use the Site for unlawful purposes under UAE law;
• misrepresent our content as professional advice we have given you personally.

7. Intellectual property

Unless otherwise stated, text, branding, logos, graphics and compilation of the Site are owned by Dubai Livin or its licensors. You may view and print pages for personal, non-commercial use. Any other use needs prior written consent.

Trademarks of developers, banks and public bodies belong to their owners and appear for identification only.

8. Third-party links

The Site links to official sources (for example DLD, RERA, ICP) and to other websites, including affiliate merchants. We are not responsible for their content, availability or policies.

9. User comments

If comments are enabled, you retain ownership of your comment text but grant us a non-exclusive licence to display it on the Site. We may remove comments that are unlawful, spam, defamatory or off-topic.

10. Disclaimer of warranties

The Site is provided “as is” and “as available”. To the fullest extent permitted by UAE law, we disclaim warranties of merchantability, fitness for a particular purpose and non-infringement.

11. Limitation of liability

To the fullest extent permitted by UAE law, Dubai Livin and its officers, employees and contributors are not liable for any indirect, incidental, special, consequential or punitive loss, or for loss of profit, data or business opportunity, arising from your use of the Site or reliance on its content.

Our total liability for any claim arising out of these Terms or the Site is limited to AED 500, except where liability cannot be limited under UAE law (including fraud or wilful misconduct).

12. Indemnity

You agree to indemnify us against claims arising from your misuse of the Site or your breach of these Terms, to the extent permitted by law.

13. Privacy

Personal data is handled as described in our Privacy Policy.

14. Changes

We may update these Terms by posting a new version on this page and changing the “Last updated” date. Continued use after a change means you accept the revised Terms.

15. Governing law and disputes

These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. The courts of Dubai have exclusive jurisdiction, without prejudice to any mandatory consumer protections that may apply to you.
